About the project
The client approached us with a vision to transform a derelict commercial building in the center of Larnaca into an icon that would serve as the headquarters of his company, the heart of his operations in the region, and as a statement of Ukrainian presence in Cyprus.
In addition to three floors of office spaces, a panoramic CEO's office suite, and a coworking space, the building will also house a cultural center with a multifunctional hall. The architectural design incorporates elements that reflect the owner's Ukrainian origin while honoring local traditions with bas-reliefs and masonry.
The site presents several challenges. The structural frame is in a fairly decrepit state, necessitating intricate reinforcement. The unique structural scheme with low beams, typical of the Cypriot construction market in the 1990s, poses significant constraints for implementing comfortable cooling and ventilation.
To challenge local architectural and engineering norms, a foreign lead designer and engineers were commissioned. Simultaneously, local consultants were involved from day one to navigate the complexities of local regulations and the permitting process.
